Demand for UK data centres is rising fast. AI workloads, cloud services and everyday digital use are pushing new projects into the pipeline. Growth on this scale now faces three hard limits at the same time: power, planning and water.
Ofgem has confirmed that around 140 proposed data centre projects in Great Britain are seeking grid connections, with a combined demand of about 50 gigawatts. This figure exceeds the country's recorded peak electricity demand of around 45 gigawatts in February 2026.
These are not small numbers. They determine where a project can go, how long it takes to get connected, and whether a site is viable.

The scale of the challenge is clear in the numbers. Total contracted offers in the demand connection queue rose from 41 gigawatts in November 2024 to 125 gigawatts by June 2025, nearly three times the peak demand.
A large share of that queue is thought to be speculative, with projects holding a place without a real commitment to build. This slows genuine, well-funded schemes ready to proceed. Project teams need to check where a proposed site sits in that queue before treating a connection date as fixed.
Planning pressure is building fastest in London. City Hall confirmed the next London Plan will include a dedicated data centre policy, driven by concerns over power and water use. Officials from the Greater London Authority said the aim is to keep the economic benefits data centres bring while managing the strain on local resources.
This is not a future risk. Housing developments in west London have already been delayed because data centres used available grid capacity first. Planning teams need to treat data centre policy as an active constraint now, not something to check later.
Water is becoming a genuine site selection factor. Slough, one of Europe's largest data centre hubs with more than 32 facilities running, sits in an area officially classed as seriously water stressed. Projects considering similar locations need to weigh local water supply pressure as much as grid capacity.
The government has designated a series of AI Growth Zones to match new data centre capacity with areas that have available power. Culham in Oxfordshire is the pilot site. Cobalt Park in North Tyneside and a site in Blyth, Northumberland cover the North East. Prosperity Parc in Anglesey and Trawsfynydd in Gwynedd are linked to the UK's first small modular reactor programme in North Wales.
These zones show a clear pattern. Government and grid planning are steering new data centre development toward locations with real spare capacity, rather than leaving it to land price and proximity to London alone.
